澳洲Residential Tenancy Agreement合同逐条解读:break lease、pet clause、subletting怎么操作

澳洲租赁合同(Residential Tenancy Agreement)制度formal但对international students可能confusing。合同通常10-15页,包含legal language和condition条款。这个指南逐条解读key sections,帮你understand权利和责任。

合同基础:谁签名,什么binding,怎么修改?

租赁合同通常landlord或property agent提供标准form。NSW用Fair Trading version,VIC用RTBA standard,QLD用RTA template。这些government versions保护双方,比agency custom forms更fair。

签名:通常租客和房东(或property manager代理房东)都sign。如果share house有sitting tenant(leaseholder),可能只sitting tenant和landlord签formal lease,other housemates informal agreement with sitting tenant。这种情况下,get written housemate agreement even if not law-binding,because如果sitting tenant leave,you need protection。
