搬出 Checklist:提前通知、清洁、抄表、押金回退流程、邮件留痕,确保 0 纠纷

搬出那天,你匆匆忙忙赶上飞机,随便把钥匙留在门边。3 个月后,房东说:“房间没打扫干净,扣 £1500 清洁费。而且钥匙没有正式交接,可能丢失了,再扣 £200。总共 £1700。” 你人在中国,无力反驳。

或者你拍了搬出时的照片,清洁得很干净。但房东要等 6 周才批准退款,期间毫无沟通。你一遍遍邮件问,房东没回。第 7 周,他终于说 “approve”,但又等了 2 周才打款。总共等了 8 周。

这篇文章帮你避免这些。搬出的流程和搬入一样重要,甚至更重要。因为这是你最后一次拿回押金的机会。

搬出的时间线

搬出不是一天的事。最少需要 2–3 个月的准备。

Cleaning Standards:

为什么这一步很关键:你在书面上确认了 “cleaning standard”、“return timeline”、“inspection procedure”。将来房东不能说”我没听说” 或 “标准不同”。

D-30:安排专业清洁

即使你很能干,也应该考虑专业清洁。原因:

  1. 房东预期专业清洁。如果他们看到房间还是有灰尘或污渍,即使很轻微,他们也会用这个借口扣清洁费。
  2. 你没时间。搬家、打包、办理 final 手续忙不过来,自己手工清洁容易偷工减料。
  3. 证明。如果你用正式的清洁公司,他们会给你一份 receipt 和清洁报告,房东后来说 “房间脏”,你可以拿出证明反驳。

D+30–45:追款(如果逾期)

很多国家(如英国)规定房东必须在 30 天内退款或提供 itemized claim。如果超过 30 天房东还没动静,这时候可以采取行动

最后建议

  1. 邮件比口头更有效。所有沟通都要邮件记录,避免 “你说你说他说” 的局面。

  2. 照片是最好的证据。搬出照片对比搬入照片,房东无法抵赖。

  3. 不要太着急搬家。虽然你可能想立即离开,但把流程走完(押金回退)很重要。

  4. 保留所有文件:合同、邮件、照片、清洁收据、meter readings、银行转账记录。这些是你的护身符。

  5. 如果房东违反法律(例如非法扣款、逾期不退款),不要妥协。某些国家的法律对房东的处罚很重(3 倍押金赔偿),房东知道这一点后通常会乖乖退款。
